We are very experienced with the financing requirements of trustees and corporate service providers. Our clients include hotel owners, international trading companies and professional investors. We serve clients in the UK, Channel Islands, Scandinavia, Singapore and Gibraltar.
What differentiates us is that we offer competitive debt solutions alongside equity capital. We assist private unlisted companies raise equity and/or debt finance. Hence, for the right size, we can support you with equity capital from a panel of both institutional funds and family offices. This includes trustees, private equity and real estate funds.
Additionally, being based in Jersey, we are well positioned to access debt capital from both onshore and offshore balance sheets.
We work closely with our clients to seek relevant solutions on competitive terms. In addition to the headline cost of the debt, we focus on other covenant terms such as security and early exit penalties.
Real estate finance
For a Trustee, we can reduce the administration costs of identifying and engaging with suitable lenders and their credit appetite. Since we understand the credit appetite of each institution, we fund clients through well-matched financial institutions.
Borrowers are typically clients of regulated trust companies. The trustees may require assistance to identify specialist lenders that can lend to special purpose vehicles (SPVs) within structures that are often complex. They may also present additional risk factors, such as a settlor or beneficiary that is high profile.
We appraise potential solutions and deliver those that are relevant and cost effective to our clients. Lending is usually on a secured basis against real estate, held within Trust Structures and Companies incorporated in Jersey, Guernsey, Cyprus, BVI etc. This includes financing for both commercial and residential real estate, and much of this is located in London and other major cities.
We can deliver a high loan-to-value (LTV) on competitive interest only terms. This can be with, or without the need for additional assets under management.
Our client, a Jersey based Trust Company was addressing changes in the UK inheritance tax regime. They had decided to transfer the underlying residential real estate portfolio, to a newly formed UK company. The company in Jersey had previously obtained financing, secured against the residential real estate portfolio.
This senior bank debt was primarily serviced through rental revenues generated by the portfolio. The current offshore lender was unable to engage with the newly formed UK company and its Directors. Following discussions with the Directors of the Jersey Company, we worked with the client and their UK corporate advisors. Key challenges in obtaining a suitable facility for the client:
1. Significant time constraints.
2. Mounting administration requirements restricted by fixed free corporate service arrangements.
3. Lack of senior corporate debt options available on competitive terms.
